So is ten thousand enough? Twenty? Thirty?

The Los Angeles figures put the smallest real kitchen remodel at $29,765. Ten thousand buys part of that scope, usually paint and a countertop. Twenty gets close in a smaller Valencia kitchen. Thirty is roughly the market rate for the whole job.

That smaller remodel also happens to be the only kitchen project in Los Angeles that pays for itself, returning 126.9 percent at resale. A full replacement returns 56.9 percent. Where the money actually goes

Four things move the number more than anything you pick

The cabinets

On a full replacement the cabinets are usually the single largest line, ahead of the counters and ahead of the labor. That is why the first real question at the walkthrough is whether your existing boxes are sound. If they are, refacing them frees up thousands for the rest of the room.

Whether plumbing moves

Leaving the sink where it is costs almost nothing. Moving it three feet means opening the floor or the wall, running new supply and drain, and getting a plumbing inspection. Same faucet, same sink, very different invoice.

What the demolition finds

Older Valencia kitchens hide things. Undersized wiring, a vent routed through the soffit you wanted removed, or a wall that turns out to be carrying load. We look before we quote, but nobody sees through drywall, so your quote states an allowance rather than pretending the risk is zero.

The countertop material

Stone is priced by the slab and by the cut, not by the square foot alone. A waterfall edge on an island is two extra seams and a lot more fabrication. Compare the options on the countertops page before you fall in love with a slab.

Why the neighborhood matters

Valencia kitchens are not all the same job

A quote that ignores which part of Valencia you live in is a quote that is going to change halfway through. The housing stock here splits cleanly, and the split decides how much of your budget goes to work you will never see.

The older Valencia tracts

The older neighborhoods were built as a master planned community, and it shows in the kitchens. They are usually closed off, with a bulkhead soffit above the upper cabinets and a wall between the kitchen and the family room. Pulling that soffit and opening that wall is the most requested change we get. It is also the one that most often turns up a duct or a vent nobody planned for.

The newer west side

Homes in the newer Valencia developments already have open plans and taller ceilings. The structure is fine, so the money goes into finish level instead. That is a very different quote from the same square footage in an older tract, and it is why a per square foot number told to you over the phone is close to meaningless here.

Condos and townhomes

Attached homes in Valencia usually sit inside an association. Most want to see plans and a certificate of insurance before anyone starts, and many restrict work hours. We handle that paperwork rather than leaving it on your desk, but it needs to be started early or it moves your start date by weeks.

Permits

Santa Clarita exempts countertops and cabinets under eight feet from a building permit, so a straight swap is not permit work. What trips people up is the next line of the same code: anything electrical, plumbing or mechanical that rides along with the job still needs its own permit. New circuits, a moved sink, a vented hood. We pull those in our name and we meet the inspector. The permit guide walks through which is which.

It depends on how much of the room is changing. Keeping the layout puts you in one range and moving the sink puts you in another, so settle the scope first and let the number follow it.

The finishes that hold up are tied to the material rather than the trend. Warm white, natural oak and a soft greige have outlasted every accent color of the last twenty years. Save the trend for the hardware and the paint, which are cheap to change.
